Welcome to National Realty Investors LLC known as NRI and congratulations on being chosen to move forward with NRI as a Realty Investor Associate, also referred to as a (RIA).

NRI hires individuals interested in learning the residential real estate investment sector to work from home as independent contractors using AI provided software, tools and our money to locate and purchase residential properties on NRI’s behalf.. 

We have asked you to join NRI because your resume suggests you to be a professional with good communications and/or sales skills and with the intellectual capacity to comprehend and utilize the software and tools we provide.

NRI is a national wholesale real estate acquisition investor of residential properties being sold at a significant discount due to rehab requirements or Home owner situations.

NRI purchases these discounted residential properties and immediately sells them to our renovation investors who renovates them for resell to new homeowners seeking to purchase updated homes at competitive prices. 

NRI then shares the profits with our Investor Associates on every property the Associate facilitated the closing.

As a NRI Investor Associate we will train you to use our software remotely on your internet base devices or your cell phone through our cell phone app. 

NRI provides all the acquisition funding and all the administration functions and services you will need to succeed.

This includes a toll free telephone number with your personal extension and voice mail,  a business email address and a regional professional office building address for your business cards.

If you choose to purchase professional business cards, they are relatively inexpensive, but must be in accordance with our layout and through our print company. 

Although it is possible to meet clients at your assigned office, with wholesale real estate investing you never need to, the entire transaction can be completed via online and telephone. If you insist on meeting with a client or working at the office, there is an hourly fee you would be responsible for paying.

NRI provides our Associates the training to identify and act on NRI’s behalf to discover discounted properties for NRI to purchase.

As an Realty Investor Associate engaged in the process of a property acquisition on behalf of NRI, no real estate license is necessary and NRI provides all the financing that is required.

Keep in mind that real estate is a people business. You will be in communication with prospective sellers and buyers constantly, not only to qualify properties but to negotiate the purchase or sale of said residential properties on behalf of NRI. 

NRI helps homeowners who have properties on their hands that they no longer want to keep, deal with or can afford to own or manage, with vacant properties being our specialty.

If a Associate using our provided software technology totaled 10 closings a  year, (this is our minimum goal / this is not a quota and there is no maximum), out of thousands of leads a year that NRI provides and each residential closing averaged our minimum equity requirement of $25,000 (no maximum) the associate would earn 20% or $5,000 minimum per closed transaction.

One closing a month, meeting our minimum equity criteria of $25,000, would earn the associate $60,000 (5000×12) annually and two closings a month would earn an associate $120,000 (10,000×12) plus annually, an achievable objective with the resources NRI provides. 

NRI buys residential investment properties “AS – IS”, no matter what reason or what condition the property is in, whether the home is owner-occupied, rented out, vacant or is uninhabitable, this can saves the homeowner tens of thousand of dollars from the expense of paying Realtor commissions, closing costs or preparing and repairing their home for sale.

Properties are submitted through our submission portal that allows NRI Associates to track their submissions to closing.

From your submission to NRI, closing generally takes 30 days or less through our local closing attorneys nationwide and our Associates get paid at the closing table via direct deposit to a free bank debit card with a free checking account provided to all Associates from NRI.

NRI considers investment properties to be any residential property selling at a significant discount that meets our criteria due to rehab requirements or motivated homeowner challenges.

Criteria:

NRI’s criteria is a minimum $25,000 in current equity and $50,000 in after repair value, (no maximum), and does include NRI’s ability to secure one of our hundreds of nationwide renovation investors for the submitted property. 

E.g.: NRI purchases a $300,000 investment property for $275,000 all cash. When rehabbed for $50,000, the total acquisition and repair costs equals $325,000. House sells for a minimum of $375,000, the after repair value (ARV).

The difference between $275,000 and $300,000 is $25,000 (equity).

The difference between $325,000 and $375,000 is $50,000 (ARV).

This property meets NRI minimum criteria.

There is no maximum equity or ARV criteria

There is a maximum purchase price per residence of $1,000,000.

Since the Associate plays a role in our acquisition offering price it should be noted the more the equity (the difference between the purchase and sale price) the higher the payment for the Associate since payment is a percentage of equity.

Our minimum equity is $25,000 but, if the Associate’s offer is too high or too close to the market value, the equity amount will be diminished as well as the profit earning’s of the Associate.

If an Associate is able to identify or have knowledge of their own renovation investors, they cannot use NRI’s provided software and leads to locate property for their investor, effectively removing NRI from the transaction.

Associates can consider a wholesale transaction with NRI, Associate would keep their investor, NRI would purchase the property as a wholesaler, then sell the investor the property and the Associate would be paid their full earnings once the sale is completed.

NRI’s administration department monitors all software activities and can confirm if properties were researched, skip traced and determine whether or not it meets NRI’s criteria and also monitor property sales to determine if it was one of our leads.

Associates are required to confirm submission from their seller of a NRI state specific purchase contract, sent from the administration department, signed on line, and pictures of the property to Associate’s business email address to be sent to NRI via NRI’s portal.

The Associate would then utilize the software to identify a renovation investor, the Associate using the software can match those renovation investors to the properties under contract and then compose and email the renovation investors a professional brochure offer which the software will construct, to get the retail investor under contract to purchase the property from NRI to move the transaction forward, this contract also is state specific and sent online from the NRI’s administration  department.

When all required conditions have been met, NRI can usually close within 30 days or less and Associates are paid via direct deposits from a  secured free bank debit card with a free checking account issued to all Associates.

National Financial:

NRI works in partnership with National Financial, https://nationalfinancial.us.com, a nationwide real estate and business funding company to purchase for all cash residential properties; these funds are initiated from Wall Street Investment Companies.

The funds are collateralized by their properties then securitized and marketed by Investment Companies and REITs, are in high demand due to a stable US residential real estate market and their substantial return on investments.

As such, these securities are sold to investors around the world, this effectively creates a vehicle for NRI to have consistent access to capital for all our cash purchases.

What this means for NRI Associates, is the ability to submit to NRI as many investment properties as you can discover using our provided software and leads that meet NRI’s criteria and get paid your full earnings an unlimited number of times in a relatively short period of time, to dramatically increase your income.

After an Associate facilitates the submission of all necessary documents and pictures, NRI’s administration department initiates all required procedures to bring the property to closing.

As part of your responsibility with NRI you should be speaking with renovation investors regularly, you should inform every renovation investor you speak with, that National Financial funds Commercial Real Estate and business loans and request their permission to email them National Financial’s website address www.nationalfinancial.us.com  

If, as a result of sending this information the renovation investor receives funding from National Financial, this would qualify as “additional income” for the Associate.

Additional Income:

National Financial https://nationalfinancial.us.com/  pays Associates a fee of 10% of National Financial’s net profit on any commercial real estate or business closed loans referred by Associate. 

E.g.: A $1,000,000 closed loan at 3% earns National Financial $30,000 and at a 10% referral fee would pay an Associate $3,000 just for the referral.

Become An Associate:

There are many real estate gurus and real estate companies who charge hundreds or even thousands of dollars for training classes or literature or books but leave you on your own to profit from your real estate venture.

  NRI Agreement:     

This Agreement is to confirm the Associate paying for the platform is consenting and agreeing to the terms and conditions listed herewith below. 

Associates agree to submitting residential investment properties that meet NRI’s criteria when located, on a timely basis.

From your submission to NRI, closing generally takes 30 days and our Investor Associate gets paid 20% of NRI’s net profit, after the property transaction they facilitated closes.

Payments are made with a direct deposit on a free debit card with a free checking account that NRI provides to all Associates.

To have a successfully facilitated closing with NRI, Associates must immediately upon identifying a seller’s property, in accordance with NRI’s criteria, communicate with said property owner to sell their residential property to NRI. 

When the homeowner agrees to sell, Associates will inform the seller to complete a sales and purchase contract to be emailed to them from NRI’s operations department and completed and submitted back to NRI all online.

Associate must follow up the seller’s contract submission by requesting seller submit property pictures, interior and exterior to the Associate’s email for Associate to submit into the portal for the operations department.

Associates must then, using the same software, identify one of our retail investors to submit to them a property brochure. If a retail investor responds with interest, the Associate must immediately submit buyer info into the portal and advise the retail investor that they will be receiving a  purchase and sales contract from NRI’s  operations department and the Associate’s follow up. 

All of our sales and purchase contracts are state specific and Associate must learn when a contract is properly completed to assist the operations department with the closing process.

If Associate is able to identify or have knowledge of their own retail investor(s), they cannot use NRI’s property software to market said property to their retail investor, effectively removing NRI from the sale.

They can consider a wholesale transaction with NRI and their investor and if completed the Associate would be paid their full earnings.

Seller and buyer must sign their purchase and sale contracts respectively. Seller must sell their property to NRI and buyer must purchase said property from NRI and complete all required paperwork and services to finalize the residential wholesale real estate closing transaction for Associate to receive a NRI net profit earnings.

Criteria:

NRI’s criteria is a minimum $25,000 in current equity and $50,000 in after repair value(ARV) (no maximum), and does include NRI’s ability to secure one of our hundreds of nationwide renovation developers for the submitted property. 

Associates must agree to learn and utilize all the appropriate tools to complete NRI’s objective of closing wholesale residential transactions including the process of property valuation using comps and NRI’s intuitive software and analysis to determine accurate property pricing and submitting all sellers and retail buyers information through the NRI website portal on a timely basis.

NRI generally strives to complete an entire wholesale real estate transaction within 30 days of a seller’s signed contract. Due to this timeframe members shall commit their time to only serious sellers and buyers and shall avoid agreeing to pay earnest money. 

NRI secures all the funding for the property acquisition and all available administered services you will need to succeed.

As a Associate, NRI provides you with our intuitive software, up to 20 off market fresh new investment property leads each month, a deal analyzer to easily valuate the numbers, nationwide comps, free unlimited skip tracing, submission training videos and our membership portal for you to submit your located investment properties to NRI and track them to closing.

NRI also provides our investor associates with a toll free telephone number with your own extension and voicemail, a business email address, an professional office address for your business cards which as a professional you should choose to purchase.

Business cards are inexpensive and at your expense, but must be in accordance with our layout and through our online well known print company.  

Although the regional business address is mainly for professional presentation on your business cards, it is also possible to hold meetings in conference rooms and offices at these locations, however wholesaling almost never requires such meetings.   

If however, you desire to work at or hold meetings at said address, let it be known and entirely clear that this cost would be borne by and is solely and exclusively at the expense of the Associate making the appointment and holding the meeting.

Associates are expected to use their training to put forth their best efforts utilizing our resources to identify and present properties for sale to NRI that meets NRI stated criteria.

NRI makes every effort to provide our Associates with thousands of new motivated seller and retail buyer leads, up to our maximum of 20 leads per Associate per month and include unlimited skip tracing. 

NRI will be held harmless if the maximum number of leads cannot be provided for at all times, for any multitude of reasons, including but not limited to member’s location and market conditions.

Associate receives the above mentioned resources for marketing purposes. If a member wishes to utilize additional resources such as bandit signs, postcard mailings, etc, this would be at Associate’s expense.

Associates will also have access to a provided intuitive app which includes a driving for dollar feature. Although this feature allows for skip tracing seller information, NRI does not allow its use. Any usage and resulting fee charged by this service is at the expense of the member. 

Members are encouraged to use NRI’s provided free unlimited use skip tracing service included for Associates.

Responsibility Description:

Associate’s responsibility is to utilize NRI’s leads to locate motivated sellers with a discounted property or properties in your state of residence and confirm that the property meets NRI’s criteria of a minimum of $25,000 in gross equity and $50,000 in After Repair Value (ARV), there is no maximum.

All potential acquisition properties must be analyzed through the Deal Analyzer, with a few clicks of your mouse, to determine if the property meets NRI’s profit criteria, offering price and submitted to NRI via our submission portal for acquisition approval.

Associates must utilize their professionalism, communications and sales skills to negotiate with sellers to get the seller to agree to contract with NRI to purchase their property. 

Associate upon having a seller agree to sell their property to NRI must place the seller’s information into NRI’s website portal and instruct the operations department to email a contract to seller immediately.

Then, using the same software the Associate must now construct a property brochure to market said property to one of our retail investors for the purpose of purchasing said property from NRI with a NRI purchase contract requested from the operations department.

Associates access the NRI website portal using a personal login ID to submit, track, and view their submitted properties’ progress from initial submission through closings.

Associate is responsible for requesting the sending and receiving back of signed contracts. 

The Operations department is responsible for sending and receiving of all contracts, managing the correct completion of all contracts and paperwork as may be required to set a closing date. 

Associates are encouraged to track the progress and assist with the timely movement of the transaction.

Use Of Platform:

NRI provides you with all the tools, leads and support to start submitting properties and earning money immediately after you complete the video training.

NRI charges an Associate a $10 a month platform fee. After your first closing the platform is free. 

If an Associate goes 3 months without a closing from their last closing, the $10 platform fee will be reinitiated. 

NRI reserves the right to terminate this agreement if a member is unable to complete at least one closing within 6 months from the date they joined NRI’s or their last closing. 

This termination shall include extenuating factors such as how busy your particular state region is currently with investment property activity.

Associates are free to cancel their membership at any time with an email notice to management regarding this decision.

Additional Income:

Associates will be paid a 10% referral fee of National Financial’s net fee if any commercial real estate transaction or business they referred to National Financial has a loan closing through National Financial.

Confidential Information:

Associate acknowledges that he/she will have access to certain of the Disclosing Party’s (NRI) and any Partnership Party’s Confidential Information and agrees that he/she shall not directly or indirectly divulge, disclose or communicate any of the Confidential Information to any third party, except as may be required in the course of any formal business association or dealings with the Disclosing Party and in any event, only with the prior written approval of the Disclosing Party. 

The Associate acknowledges that no license of the Confidential Information, by implication or otherwise, is granted to the Associate by reason of this Agreement. 

Additionally, the member acknowledges that he/she may only use the Confidential Information in connection with its business dealings with the Disclosing Party and for no other purpose without the prior written consent of the Disclosing Party.  

As used herein “Confidential Information” shall mean any and all technical and non-technical information provided by the Company, including but not limited to: data or other proprietary or partnership information relating to software, products, inventions, plans, methods, processes, know-how, developmental or experimental work, computer programs, databases, authorship, customer lists (including the names, buying habits or practices of any clients or investors), the names of vendors or suppliers, marketing methods, reports, analyses, business plans, financial information, statistical information, or any other subject matter pertaining to any business of the Company or any of its respective investors, clients, partners, consultants, or licensees that is disclosed to the Associate under the terms of this Agreement.  

All members using our leads to successfully list investment properties must agree to first and exclusively submit these properties to NRI for immediate consideration for purchase, assuming the properties meet NRI criteria, which the software will calculate for you to determine if NRI’s minimum of $25,000 in equity and $50,000 in After repair value (ARV) has been met.

Non-Compete:

(If the United States Government is successful in making Non – Compete clauses null and void, NRI will abide by the letter of the law. Until then this clause stands as follow)

This agreement shall remain in full force and effect for twelve months from this signed date and automatically remain in effect an additional twelve months if the Associate is still partnered with NRI and after each 12 months Associate is partnered with NRI.

In the event of said Associate’s departure from NRI as a Associate, the effective twelve months Non-Compete clauses begins once again, as of the date of the departure.

During this agreement, Associate shall not represent, provide services for or engage in any other way any other business of a similar nature to NRI’s business model without the written consent of NRI.

Associate warrants and guarantees that during this agreement and for the twelve month duration of this agreement, shall not directly or indirectly start up or join any startup for the purpose of engaging this exact or similar business model or engage any similar existing company with NRI business or confidential information resulting in said company competing with NRI’s business model. 

Nor shall the Associate solicit any partners for the benefit of a third party that is engaged in a similar business to that of NRI or recruit or hire any employees, members, partners, former employees, sales staff, service providers or administrators of NRI for the twelve months during and after this agreement.  

Nor Shall the Associate utilize NRI’s resources to further the profit of another business as an agent, broker, assistant or association of theirs or any known party first hand or not in any manner for the duration of time with NRI as an member nor any other time frame as mentioned above.

Nor Shall Associate utilize the Private Investors section of the software for the purpose of directly or indirectly seeking funding for personal or any other purposes related to real estate or business. 

Associates understand and agree that NRI has its own funding source and prohibits the use of outside funding by members attempting to close any real estate transaction using NRIs’ resources inside or outside of NRI’s business model.

Choice of Law:

This Agreement shall be governed by and construed in accordance with the laws of the State of Georgia without reference to its conflicts of laws principles. 

Any disputes arising from or related to the subject matter of this Agreement shall be heard in a court of appropriate jurisdiction in Atlanta, Georgia and the parties hereby consent to the personal jurisdiction and venue of these courts.

Entire Agreement:

This Agreement is the entire agreement of the parties. This Agreement may be modified only by a subsequent written agreement signed by both parties hereto.
